Bridgwater Town Center – New High End Development

This complex was approved for development on Oct 8th, 2019. This development will be located on the west side of Centre Street, at the northwest corner of Centre Street and Bison Drive (160 Centre St) in the Bridgwater Centre Neighbourhood.
The complex will be built on 1.89 acres and encompasses an entire block face of Centre Street between Cooper’s Town Road and Bison Drive (currently a vacant field).
The property is zoned “CMU” – Commercial Mixed-Use. The approved complex is a six-storey mixed-use building containing both commercial and residential uses.
The owner is proposing up to eight (8) commercial units on the main level, with floor areas ranging in size from 1,224 square feet to 3,900 square feet.
The building is approved for 137 residential dwelling units with some surface level parking and much underground parking. Each of the residential units are to be located on the upper floors of the building and will be a mix of one, two, and three-bedroom rental apartments.
The proposed development is consistent with policies for the Waverley West Town Centre Neighbourhood Area Structure Plan, which supports a mix of residential and commercial uses, and high-quality pedestrian-oriented development.
South Winnipeg is a highly desired residential and commercial area that is drawing millions of investment dollars. This is a planned community, growing faster than anticipated, and providing a quality of life many desire. While it’s not for everyone – it is for many!
