2537 Pembina Development (Phase 2)

Plans were approved for 2537 Pembina Highway (See Plan Approval, Submitted Plans and Submission). The proposed mixed-use building is now to be 16 storeys in height and will have 349 residential dwelling units. The main floor of the building will contain four (4) commercial units, with a total commercial floor area of approximately 7,735 square feet.
This project consolidated seven underlying parcels of land into one lot, and was rezoned from a “C2” Commercial Community District to an “RMU” Residential Mixed Use District.
The mixed-use building is to be 18 storeys in height. The main floor of the proposed building will contain four commercial units, with a total commercial floor area of 8,022 square feet. The upper 17 floors will contain a total of 397 residential dwelling units. The dwelling units will be oriented to university students in a multiple-family format, with each suite having a complete kitchen. A total of 128 accessory parking stalls will be provided, with a total of 73 stalls located underground and the remaining 55 stalls will be located at the rear of the property.
Final plan approval is anticipated to occur in early 2022.
